Will Reliance Real Estate take on any property for management?

We have specific criteria for your property regarding rental price, as well as for being well presented, maintained and clean. This enables us to more effectively service and manage property for all our clients.

What is so great about your online portal for tenants and landlords?

Our online owner portal, gives you 24-hour access to your tenant's current payment details, access to past rental statements, and full details and progress of maintenance work orders issued. The portal has all your important documents in one handy place.

Does your property management cost me any more than other property managers?

Our fees are competitive, and we aim to deliver far greater value, service and returns for our cost, plus all property management fees are tax deductible.

Do I have to wait until my lease is up to change my property manager?

No, it is your management authority that is important. Once it has run out with your existing Property Manager you are free to move the management elsewhere.

How do I change over to Reliance as my property manager?

Once you complete the Management Authority and complete the client onboarding documentation, we will then make arrangements with your outgoing property manager to collect the file on your behalf. We will then be sure to contact your renters and welcome them to the ‘Reliance Way’ of renting.

What is so important about a thorough Property Condition Report (RCR)?

A Property Condition Report (PCR) is a critical document when renting out a property, and it serves several important purposes:

- Legal Protection: A well-documented PCR can provide legal protection for both landlords and tenants. It establishes the condition of the property at the beginning of the lease, reducing disputes and potential liabilities

- Security Deposit / Bond: The PCR is essential for determining how much of the bond, if any, should be returned to the tenant when they move out. It helps establish whether any damage or wear and tear occurred during the tenancy.

- Maintenance and Repairs: The report can help landlords identify any maintenance or repair issues that need to be addressed before a new tenant moves in.

- Accountability: A PCR holds both parties accountable for maintaining the property in the agreed-upon condition.

At Reliance we offer in-dept condition reports with photographs and descriptions of each area of the home. We also now offer 360-degree camera inspections*.

What is so important about keeping on top of rental arrears?

In the event that your tenant arrears have not been properly handled with the appropriate notices and follow up, your landlords protection insurance can be voided. As your property manager, it is important to provide you with financial stability and assist in ensuring you have the funds for mortgage repayments. Addressing rental arrears early can prevent the issue from escalating into a more significant problem.

How often will I receive my money from you?

Whatever money we are holding on your behalf is cleared to your account every day (unless you choose otherwise), which helps your cash flow and saves you on interest charges. It also means that our tradespeople are paid quicker, so they love responding to our work requests.
