The Toorak of Tarneit has delivered another record house price in the outer western suburb with a burgeoning top end.
Large families from far and wide descended on the six-bedroom pad at 413 Morris Road in the Royal Oaks Estate, pushing the sale price above all expectations.
Reliance Real Estate agents Abhi Elawadhi and Kamlesh Kamani were quoting $1.1-$1.2m for the expansive 998sq m property — but that was topped handsomely by the $1.225m sale.
The pair held the previous suburb benchmark with the pre-Christmas sale of 7 Scarborough Court for $1.14m.
Mr Elawadhi said the sellers of the Morris Road property, who originally built it about 15 years ago, renovated it extensively to sell.
The process was “more than a year in the making” and the end result “ticked a lot of boxes for a lot of buyers”.
“The house met all the requirements for the most serious buyers,” Mr Elawadhi said.
“When all requirements are fulfilled you either miss the house or you go extra hard beyond your limits to get the house — and that’s exactly what happened.”
Mr Elawadhi said all the parties involved were happy. The buyers will enjoy large family perks including a massive covered entertainment area (“the biggest pergola I’ve ever seen”) with wood oven and spa, vast parking space for cars and a boat, and a nursery.
“The buyer’s son is a car fan so he loved the in-built hoist, which actually will come with the sale of the house. There’s also side access for a huge boat or caravan. You could fit eight cars as well as more if you want — it definitely has a lot to offer.”
Inside, there’s a home cinema and downstairs main bedroom suite with its own retreat, deluxe ensuite and walk-in robe.
The upstairs extension was added around 2010-2012 and the sale-time renovation included the kitchen, adding a walk-in pantry, floorboards, and changing an upstairs bedroom to a living space on the advice of the agents on what buyers would most appreciate.
The local record prior to last year’s Scarborough Court sale was $1.135m for the two-storey house at 29 Autumn Fields Circuit, which itself topped Mr Elawadhi’s $1.13m sale of another two-storey property at 3 Sterling Mews: the first $1m sale in Tarneit back in 2017.
